Responsibilities:
--- Keep up with local knowledge to answer questions clients may
have about potential homes and the surrounding community
--- Nurture relationships that connect with our clients to generate
more sales
--- Consistently reach out and follow-up with leads to grow sales
opportunities
--- Rigorously prospect for new business by following up with leads
in your pipeline to ensure sales growth
--- Supervise the closing process to provide clients with an
efficient and smooth transaction experience
--- Regularly set 1 new consultation per week, write 2+ offers per
month, and close 1+ transactions per month.
--- Call new online leads within 30 seconds and follow up with a
text/email immediately.
--- Respond to client inquiries as soon as possible (preferably
within five minutes), even if it's just to let them know you will
respond later, ideally within the same day.
--- Follow up: Hourly with new leads, daily with hot leads, weekly
with hot clients, and every 2-4 weeks with nurture leads/clients
assigned to you. Keep detailed notes in the CRM system after ALL
communication.
--- Proactively set appointments for consultation and convert leads
into clients through skillful persuasion and excellent delivery of
the team's value proposition.
--- Proactively schedule and tour properties with assigned
leads/clients every single week, except during scheduled breaks or
vacations, with coverage coordinated with team members in your
absence.
--- Analyze properties and the market in great detail to create
excellent CMAs that help clients understand the value of the
property.
--- Master the art of negotiation to secure the best terms for your
clients, maximize your chance to win the deal, and avoid leaving
money on the table. Build trust with other agents during
negotiations.
--- Guide clients through the escrow process: Explain all
documentation in great detail with a deep understanding of the
content as a subject matter expert.
--- Attend all inspections, estimates, and necessary appointments
during the escrow period.
--- Preview or show a minimum of 3 properties per week to stay in
tune with the market.
--- Research, practice, and track the efficacy of the best scripts
and practices to maximize lead conversion into clients, clients
into closings, and closings into raving 5-star reviews and
referrals. Participate in client appreciation and marketing
events.
--- Attend weekly team meetings and check-in meetings with Marcus
or Helen.
--- Other tasks/responsibilities may be assigned from time to
time.
Qualifications:
--- A proven record of sales experience and success is
preferred
--- Driven, self-motivated and desires professional growth
--- Organized and manages time effectively
--- Ability to communicate effectively (oral and written)
--- Willingness to learn new tools, systems, and technologies
